Don’t Wait Until Spring to sell your home…Buyers are in FULL BLOOM…NOW!

INTUITION AND FOLKLORE

“They” say you should wait until Spring to put your home on the market. Who are the infamous “they”? Why have so many for so long thought this? What tales have “they” been told?

Reasons why homeowners think they should wait until Spring to sell their homes include:

There are so many things I have to do to get my home ready for the market, I need at least a month to get through it all.

My home looks much nicer when the flowers are in bloom.

Buyers are only out looking in the Spring.

The old adage, “The grass isn’t always greener” may hold true – literally and figuratively! We want you to know you shouldn’t wait and here is why.

REALITY AND STATISTICS

With a wealth of information at our fingertips, we can analyze whether or not the intuition and folklore “they” have been telling is true or not. Let’s look at the data.

In economics, we were taught about supply and demand and learned that when supply is low, demand goes up as does the price. When supply is abundant, the price tends to drop because there is more to choose from. The same holds true in real estate.

Take a look at the two charts below showing the number of listings new to the market each month over the last two years.

Historically, the number of new listings coming to market is lowest in December, January and February. If we follow the principles of supply and demand, wouldn’t it make sense that if buyers have only a small inventory of homes to choose from during these months, the demand for that home will increase? And isn’t it possible this higher demand may bring a stronger price?
